Yapton is a rural village in the Arun Valley, nestling between the South Downs and the sea.
The views across the fields towards the South Downs inspired the name of this development, Arun Fields.
Yapton has a rich history - its name is thought to originate from Eppa’s Ton, a priest, who in AD 681 was ordered to convert the local people to Christianity. Yapton is also known as the village that ‘never closes its doors’, a reference to the fact that local families left their doors open or unlocked so that the smugglers who were rife in the area could hide their bounty in the nearest house when chased by men of the law!
The Portsmouth and Arundel canal runs through the village. It linked the river Arun to Chichester harbour and, although not currently in use, was built as part of a safe inland shopping route avoiding the considerable hazards of coastal waters and threat of attack from the French.
Today, Yapton has local shops, playing fields, a church and primary school. The beach at Climping is a couple of miles away and the South Downs are only a short drive away. Beyond
Yapton there is Littlehampton, Arundel, Bognor Regis, Chichester and Worthing.
The pursuit of the open air is easy: sailing from Littlehampton Marina and Chichester Harbour; windsurfing; numerous golf courses or some excellent walks. Mainline stations at Barnham, Arundel and Littlehampton provide services to London, Gatwick, Chichester, Brighton and Southampton.

Affinity Sutton is delighted to offer two and three bedroom houses for sale on a part buy/
part rent basis (also called Shared Ownership or New Build HomeBuy).
This innovative scheme helps people who are unable to afford to buy a property outright.
You buy a share and pay a subsidised rent on the remaining share.
At a later date you can buy further shares until you own 100% of the property. This affordable way to buy often costs no more than renting privately, so this is an opportunity not to be missed!
